Second Units / Accessory Dwelling Units (ADUs)
Second units or Accessory Dwelling Units (ADUs) are small dwellings on the same grounds as a single-family house. They can be an apartment over the garage, a small house in the backyard or an attached apartment. HAT is interested in ADUs because they allow people to age in-place, generate income for homeowners and increase the supply of affordable housing. General Plan's Housing Element Updates
Fort Bragg and Mendocino County are updating their General Plan's Housing Elements in 2019. The Housing Element will analyze the needs for all income levels and provide strategies to respond. It provides goals, policies, quantified objectives and scheduled programs to improve and develop housing. Learn how HAT will advocate for more low and middle-income housing; deliver projects that support their programs; and inform the community about their progress. |
Community Land Trusts
Community land trusts are a way to create and ensure long-term housing affordability through community stewardship of land. They are nonprofit, community-based organizations that acquire land and enter into long-term, renewable leases with prospective homeowners. When the homeowner sells, they earn a portion of the increased value; the remainder is kept by the trust, preserving the affordability for future low-to-moderate income families. HUD Housing Vouchers
The federal Housing Choice Voucher Program (HUD) plays a critical role in addressing housing needs for extremely low-income households by subsidizing the recipient's rent. Unfortunately, many families who receive vouchers are not able to find a house or apartment where they can use them. Shortages of moderately priced rental housing, landlords who are unwilling to accept voucher payments and ineffective local administration all contribute to this problem. |
There are many ways to tackle the housing crisis - more than a community group can handle. HAT is interested in, but is not currently pursuing: Home Sharing, Construction Alternatives, Tiny Homes, Zoning & Policies and Big Ideas (solutions we haven’t thought of yet or ideas so grand they are beyond our reach - for now).
